In 2022 Sajecki Planning Inc. was retained by Dream Unlimited, in collaboration with a multi-disciplinary consultant team, to secure municipal approvals for a 38-storey mixed-use development at 70 Park Street East in Mississauga, Ontario. The development requires an Official Plan Amendment, Zoning By-law Amendment, and Site Plan Approval.

Situated directly south of Port Credit GO Station and approximately 100 metres west of the southern terminus of the new Hazel McCallion Light Rail Transit Line, the development optimizes use of the site, while retaining ground floor commercial space and enhancing community amenities. It also serves as an opportunity to help achieve Port Credit Major Transit Station Area’s population and employment targets, while contributing toward the creation of a complete, vibrant and transit-supportive community.

The development incorporates 530 residential units, 464 square meters of ground floor commercial space, a 400 square meter childcare facility, 2,800 square meters of amenity space, 610 vehicle parking spaces, and 350 bicycle parking spaces. It also includes a publicly accessible open space that functions as an “urban grove”, a mid-block pedestrian connection, and public realm improvements along the Helen Street North and Queen Street East frontages. The building is characterized by an 8-storey podium and 30-storey tower, a combination of material treatments including red brick veneer, multi-coloured metal louvres, white panels, and punched windows. It is also characterized by the provision of arched red brick canopies at street level, and projecting balconies with an angular design expression throughout the height of the tower.
