In 2023 Sajecki Planning Inc. was retained by DC Dev Corp., in collaboration with a multi-disciplinary consultant team, to secure municipal approvals for a 16-storey mixed-use development at 245 and 247 Davenport Road in Toronto, Ontario. The development requires a Zoning By-law Amendment and Site Plan Approval.
The development is located on the south side of Davenport Road, one property west of Avenue Road. The site is situated within 800 metres of four Major Transit Station Areas and is irregular in shape, with a total area of 1,175.85 square metres. The lands are currently occupied by two 3-storey commercial buildings. The proposal contemplates demolition of the existing buildings and the development of a 16-storey mixed-use building with retail uses at-grade and residential uses on upper storeys.
The development incorporates 66 residential units and 287 m2 of at-grade retail space. A total of 318.4 m2 of amenity space is provided, in addition to 24 vehicle parking spaces and 129 bicycle parking spaces. The proposal is characterized as a tall mid-rise building with 5-storey street wall element. It is designed to fit well within the existing and planned built form context, while enhancing the public realm along Davenport Road, and respecting the existing heritage properties located to the south. The development incorporates a combination of material treatments, including curved glass, juliette balconies, pale brick veneer, metal railings, precast limestone panels, and glazed windows.
