In 2022 Sajecki Planning Inc. was retained by Camrost-Felcorp, in collaboration with a multi-disciplinary consultant team, to secure municipal approvals for a 40-storey mixed-use development at 181-191 Eglinton Avenue East in Toronto, Ontario.
Situated in Toronto’s Yonge and Eglinton neighbourhood, approximately 100 metres west of the new Mount Pleasant Light Rail Transit Station and 500 metres east of Eglinton Subway Station, the development helps to realize the City of Toronto’s vision for the Yonge Eglinton Secondary Plan to create vibrant live-work communities in Midtown, as well as contributing to the population and employment targets for the Mount Pleasant Major Transit Station Area.
The site currently consists of a three-storey commercial building with surface parking to the rear. Sajecki Planning Inc. submitted Zoning By-law Amendment and Site Plan Approval applications in 2022. The applications were appealed to the Ontario Land Tribunal, followed by mediation discussions.
The resulting Settlement Proposal consisted of an additional 20-storey building at 181 Eglinton Avenue East and an increased building height of 52-storeys on 191 Eglinton Avenue East. Between the first submission and Settlement Proposal, the total number of dwelling units increased from 479 to 698, while the amenity area increased from 1,072 m² to 3,012 m². Sajecki Planning Inc. is currently working to finalize the Zoning By-law Amendment.
