In 2020, Sajecki Planning Inc. was retained, in collaboration with a multi-disciplinary consultant team, to secure municipal approvals for a 10- and 14-storey residential development at 1785 Bloor Street in Mississauga, Ontario.

This infill development creates an opportunity to intensify an existing apartment site with a purpose-built rental building. The proposal includes the addition of a new building with 234 rental units and two levels of underground parking. The existing apartment building will be retained. The redevelopment introduces many site improvements including a new arrival courtyard, bicycle parking, bicycle repair station, integrated pedestrian walkways, integrated waste management, and indoor and outdoor amenity areas (at grade and on the roof) including a children’s play area and dog run area.

The proposal requires applications to amend the Official Plan and Zoning By-law (approved in April 2024) and Site Plan Approval. Sajecki Planning’s role includes project management and preparation of submission materials including the Draft Official Plan Amendment and Zoning By-law Amendment, Planning Justification Report, Urban Design Study, and a Property Standards Site and Building Audit.
