In 2020 Sajecki Planning Inc., in collaboration with a multi-disciplinary consultant team, was retained by the Town of Penetanguishene to prepare a Secondary Plan for the municipally owned waterfront, known as the Town Dock, and adjacent privately-owned lands. The Plan’s strategic direction is to maximize the economic potential of the municipal waterfront and explore revitalization opportunities associated with the Town Dock. The Study examines potential new land uses and provides planning policy direction to guide development and assist with future investment decisions.
As part of the Study, a preferred land use scenario was developed and translated into a Master Plan. The Master Plan illustrates proposed massing and the relationship between built form, connections, land uses, and open spaces. The Secondary Plan was developed based on the Master Plan vision with policies intended to maintain and improve the Town Dock by planning for a balanced and coordinated approach to directing change and growth.
Key objectives of the Master Plan and Secondary Plan include supporting the Town Dock’s role as a destination that celebrates the Town’s historical and cultural identity, providing continuous public access to the waterfront and implementing sustainability in built form and site design that preserves and enhances its natural setting. The Town Dock will be better connected to the downtown and surroundings and be welcoming to residents and visitors alike to foster feelings of inclusion and maximize economic potential.
